Pre-Listing Inspection
a) You plan on selling your home, and you want to reduce the possibility
of a "conditional on inspection" clause. Potential buyer may look at the
inspection report and decide that it is acceptible and waive condition.
b) or You plan on selling your home and would like a 3rd party
assessment on the condition of your home, this will give you an idea of
the "deficiencies", if any as well as any health and safety issues, which
then you may want to repair prior to listing your home and/or the very
least an idea of what to expect from a potential buyers inspection...

Pre-Purchase Inspection
a) You are planning on purchasing a home and you have made an "Offer
to Purchase", where the offer has a "Condition on Inspection" clause.
b) You are interested in purchasing a home, you know there will be
multiple offers and you would like a home inspector to accompany you
even prior to an offer being made...we are frequently asked to do this.
